- Eng. Konstantinov, "Termosyst" is an expert company in the area of the HVAC sector with an excellent background – let’s talk about your last projects?

- As always, we work simultaneously on many projects at the same time. We are a solid company, because we have a very specific profile - we are not sellers or installers, but we are fully responsible for the development - we work on unique ideas, we bring them to life for the purpose of work so that the investor can make an informed choice, what is essential for our company. The main purpose is the implementation of highly effective HVAC systems on the principle of full responsibility - analysis and vapant sampling, delivery, installation, maintenance and aftersales service. In comparison with the traditional engineering in Bulgaria, however, in this case we speak about the taking full responsibility for the correct completion of the project. Investors in Bulgaria do not know such companies, especially in the HVAC sector - we are responsible for the function of the installation and for its working memory, not only for its technical elements. This type of approach requires a very good knowledge of the specifics of the job and a very good team created over the years. We have been on the market since 1991 - 32 years already. Our strong history and reputation are already working for us with secure capabilities from satisfied customers with successfully completed projects.

- Are you experts in the innovative approach and the introduction of new trends in the HVAC sector?

- HVAC innovations began to enter from the 80’s at the beginning of the first energy and financial crisis, when they began to make more significant changes in the energy efficiency sector. In 1992, we introduced in Bulgaria the VRV technology of the Japanese company "Daikin" - the leader in HVAC technologies, only 8 years after its patenting, and we raised the bar higher in our sector. For example, the "Arena" cinema complexes,  designed and built by us using this latest unique technology, were published by the DAIKIN company in their main catalog printed in the Chamber in Osaka, which oversees the world's innovative achievements in the field of systems for deep heating and their application.

At the moment, we are already seeing a boom in VRF technologies and high-tech and economic climate installations. Therefore, systems for the deep heating of the Freon 32 are much better in terms of heat transfer, and the heat transformation coefficients are increased to over 5 in the winter.

The product has many options for air purification with built-in filters for the destruction of viruses, bacteria, smells and pollens. "Daikin" company is actively applying the use of STREAMER technology in the latest programs for the elimination of various types of viruses. The appearance of the clean working environment in one building, comfortable and vital, is one of the ways to welcome the residents to the offices.

Digitization has long since entered the service of "Termosyst" - over the phone we are controlling not only individual air conditioners, but entire systems, energy output and technical equipment of the installations and their elements are automatically tracked.

Back in 1991, we first introduced the testing of foreign HVAC installations through "energy consumption analysis" - today this approach is mandatory in the whole EU.

Multivariate analysis and testing are now playing important role in the testing and maintenance of HVAC systems.  Back in 2007, we again introduced automatic designing systems for the first time (incl. scanning, saving hydraulic filters, receiving similar specific

ations of the materials and the other necessary information for the acceptance of the order) and so we were ahead of time - today they are mandatory in the EU.

We use innovative technology for 3D projects - down to the millimeter we make the elements of the future installation with a printout for easy assembly. Our installers only assemble them on site - we deliver ready-made elements to the object with excellent technological discipline. If we impose precision on an object, we can very easily dig into the elements and recalculate them. Advanced technologies mean more convenient installation with more processes and less dependence on installers. On a global scale, technologies will help overcome the gap in the skilled workforce.

For the first time in Bulgaria, we have introduced technologies for the use of waste heat between separate buildings. In this regard, a unique example is Garitage Park Sofia. So far the use of the waste heat was possible only for the first floor, but we used it for 120 thousand square meters in all office spaces - for heating the swimming pool, gym, SPA, Levski Volleyball hall and the under floor heating.

An interesting issue arises with the constant new large-scale problems - because they lead to central heating in the traditional way, and there are problems with the distribution of energy, hot water consumption, heat sinks - which are actually not always necessary. Advanced technologies ensure a modular design with intelligent solutions for under floor heating, hot water and air conditioning for one apartment, the vertical pipes of the central heating system are not needed. In the near future in Sofia we will engage with the implementation of a large innovative project with examples of exactly such model of installations.

- Are Bulgarian investors familiar with the latest developments and their advantages?

- Very good question – the investors of the hotels in the Bulgarian sea have been asking for a long time how to optimize the total energy consumption in the final price of their product. In the past, the investors did not have the luck to have anyone to introduce the new technologies to them, because in Bulgaria, most of the time, the investor relies on the architect and the HVAC company he recommended, which may not be fully competent. It is necessary to carry out an examination and analysis, including a financial analysis, of the actual situation and consumption. We have used plants put into operation more than 20 years ago, which we have upgraded from our installations of innovative technologies for that moment with the latest technologies in nowadays and we have achieved more than 30% improvement. Innovations in the field of energy efficiency are happening every day and are still evolving for many reasons.

Good examples in our practice of exploited unique objects with the application of geothermal energy in deep waters over 1500 m below the ground from the Bulgarian mineral waters. The contact principle of using water applies to its use for balneo and SPA procedures, i.e. use of waste heat energy. Attempts will also be made for the non-contact use of geothermal energy. 15 years ago, we were invited by the owner of "Grand Hotel Velingrad" to implement an installation with the waste water from the SPA center, which is still in use today. The whole of Velingrad, for example, can be heated with mineral water, without dust particles in the air from burnt wood - we have presented our special service for the big investment in the city, which can apply for European programs.

- In this connection - is possible to modernize the HVAC systems of already implemented projects?

- Yes, depending on the level of the initial investment - how well it is done and what are the possibilities for using the old installation. Advanced technologies can easily and safely be implemented. The modernization of the office building of "Telenor" in "Business Park Sofia" is a good example - we implemented it floor by floor without affecting the operation of the entire building and without stopping the work process for the investor.

The whole process is best to be properly organized from the very beginning - with the architects and the constructors. In Bulgaria, for example, there is little general attention to the engine rooms - even from the beginning of the test, the place of the vessels - the hot water evaporators must be measured. Current HVAC systems generate significant amounts of waste heat energy, which makes it difficult to produce hot water.

- The hotels are the main focus of the new magazine GRADAT - you have a lot of completed installations of such projects?

- The hotels are of a wide range of types - city, mountain, business, motel, typical, etc. with different characteristics. We have booked the most prestigious hotels, the "Hilton" in Plovdiv, with many high standards and a professional setting. In such case, many important questions arise - the independence of systems from monopolistic external suppliers, the freedom of every citizen to set the desired temperatures all year round, air purity, balanced ventilation in the rooms and toilets, corridors, stairs. In order to be successful, the investments in hotel projects, it is mandatory to optimize the energy output of HVAC systems for rooms, halls, doors, restaurants, kitchens, hot water for household needs, etc.

I will also mention some of the hotels we have worked on - among them are "Grand Hotel Velingrad", "Aqua Tonic" - Velingrad, "Diana Mar" - Pavel Banya, "Knyaz Pavel" - Pavel Banya, SPA complex Starosel, "Helena Beach", "Sunset Resort" - Pomorie, "Miramar" - Obzor, many hotel complexes in Golden Sands, etc.
